Construction project management is a separate activity under the Act on Tasks and Activities in Spatial Planning and Construction (Zakon o poslovima i djelatnostima prostornog uređenja i gradnje, Official Gazette NN 78/15, 118/18, 110/19). The project manager works for the client: prepares the investment plan and budget, proposes and engages designers, supervising engineers (nadzorni inženjeri) and contractors, obtains the documents and permits required for construction, and coordinates and monitors the work of all parties to construction.
During construction we maintain the schedule and cost plan, compare it with actual performance and assess risks. When the schedule or costs deviate from the plan, we propose a solution to the client, and we report to the client in writing, as a rule monthly, on the status of the project and the decisions that need to be taken.
The service is intended for public and private clients and for co-owners of buildings who do not have their own team to manage construction or renovation. Under the same Act, clients that are subject to public procurement rules must, for larger investments, contract construction project management or appoint a project manager.
